Now in its eleventh year, the New York Multifamily Summit brings together hundreds of the most active and influential multifamily players across the Northeast and Tri-State area. This year’s conference takes on a special urgency in light of proposed changes to rent stabilization laws, which are poised to upend the New York apartment industry. The new regulations could cause massive devaluation of multifamily properties overnight, which would effectively stop momentum and could even leave some owners unable to refinance their properties, leading to distress and possibly foreclosure.

This highly interactive and timely conference addresses today’s toughest and most urgent challenges in investment, development, financing, construction, deal flow, and property management.

In order to maintain positive relationships, good communication with your tenants is key, and is often achieved using various AI and CRM platforms for leasing, rent payment, maintenance management and package delivery.

  • When will it be the right time to make value-add investments?

Track A – The Window of Opportunity: Multifamily Financing & Investment Possibilities

In the wake of so much recent upheaval in the NYC multifamily market, many institutional investors are now looking at other regions of the country. Lenders are holding back on financing capital improvements. Developers are freezing construction on some of their biggest properties. The industry is seeing more and more debt foreclosures.

  • In light of these challenges, where can you find the best opportunities for both equity and debt, from a perspective of deploying capital as well as raising it?
  • How should you revise your organization’s long-term investment strategy?
  • What kind of deals can investors take advantage of during this period of change?

Panelists:

  • Rob Deckey, Managing Director, Invesco
  • Matthew Drummond, Managing Director – Investments, Square Mile Capital
  • Drew Fletcher, President, Greystone Capital Advisors

12:00 PM

Track B – Energy Efficient Building Technology & Innovation

In an attempt to make NYC carbon-neutral by 2050, local lawmakers have imposed the Climate Mobilization Act, which will prompt a rollout of the most aggressive legislation to curb greenhouse gas emissions ever. Developers will be expected to do big energy retrofits, greatly reducing the carbon intensity of the electricity they use. But it comes at a cost and some industry insiders are concerned that these regulations will make it more difficult for developments to accommodate growth.

  • Which existing and emerging building technologies can best optimize your property’s operations, energy usage & carbon footprint?
  • How can you get buy-in from your tenants without making them feel like they’re doing extra work?
  • What incentives is the city providing to help offset costs?

Knowing Where to Look: Emerging Neighborhood Investments

Due to the current state of land prices, developers & investors are looking at less densely populated areas in New York City such as the Bronx, Yonkers, Newark & Westchester. Financial incentives, the lower cost of land and of doing business in general, have prompted the revitalization of these areas.

  • Which NYC submarkets offer the most bang for your buck?
  • What should you look for when evaluating the needs of these communities?
  • What do new zoning laws mean for your investment?
  • How do you stay ahead of the competition?

Keeping Your Feet on the Ground: Rent Regulation Update Panel

New York City’s new controversial rent laws were imposed as a solution to the current affordable housing crisis. But local property owners, developers and investors are fearful of the big picture implications of these new complex and restrictive rules. For example, owners may now be discouraged to make housing improvements, which may lower the quality of housing overall. Many industry leaders are still struggling to understand the basics of what these regulations mean. Whether you’re investing in rent regulated properties or not, the broader impact on the industry may have an impact on your business regardless.

  • Will NYC see a deterioration of housing conditions.
  • How will these new regulations impact housing supply?
  • What does the future hold for small owners?
  • How badly will they affect NYC’s affordable housing programs?
  • This group of industry insiders will answer your most pressing questions.
